Job Summary and Key Responsibilities:
We are seeking an experienced and driven Area Sales Manager to oversee the performance and growth of five residential sales offices within the region. This role is responsible for providing strategic leadership, driving sales performance, and ensuring operational excellence across the area.
Working closely with Branch Managers and senior leadership, the Area Sales Manager will play a key role in developing high-performing teams, increasing market share, and ensuring that business targets are achieved. The role requires a commercially minded leader who can motivate teams, analyse performance, identify opportunities for growth, and deliver a consistently high standard of customer service.
Leadership & Branch Management:
Provide leadership and support to Branch Managers across five offices, ensuring teams remain motivated, engaged and aligned with company objectives.
Act as the senior point of contact and leadership presence within branches when the Branch Manager is unavailable.
Maintain strong visibility across the area, fostering a positive and proactive “can-do” culture across all teams.
Conduct regular 1:1 meetings with Branch Managers to review performance, discuss business plans and identify opportunities for improvement.
Support the recruitment, onboarding and development of sales staff, ensuring all team members receive appropriate training, coaching and ongoing support.
Implement and drive local strategies to increase market share and achieve branch and area targets.
Sales & Business Development:
Work closely with Branch Managers to develop local business strategies and drive sustained sales growth.
Conduct market appraisals and property viewings where required to support branch activity and secure instructions.
Monitor sales pipelines, target performance and exchange forecasts, working closely with Central Move Management teams to ensure accurate reporting and progression.
Ensure effective canvassing strategies are implemented and consistently executed across all offices within the area.
Collaborate with Lettings Managers to maximise cross-department opportunities and referrals.
Drive additional revenue through referrals to Lifetime Legal and mortgage partners, ensuring teams are fully engaged in promoting associated services.
Operational requirements:
Ensure all offices adhere to AML and compliance processes, maintaining high standards of regulatory compliance.
Oversee adherence to administrative procedures to ensure excellent levels of client service and operational efficiency.
Support Branch Managers in handling customer complaints and resolving issues where escalation is required.
Regularly review branch and area performance data, identifying areas for improvement and implementing action plans where necessary.
Work closely with the Managing Director – Central Sales to implement strategic directives and ensure clear communication of business priorities.
Skills & Competencies:
Proven leadership and people management experience, ideally within residential estate agency.
Strong sales ability and commercial awareness, with a track record of driving business growth.
Ability to analyse performance data and implement strategies to improve results.
Highly collaborative, with the ability to work effectively across Sales, Lettings, Legal and Mortgage services.
Excellent organisational, communication and operational management skills.
A proactive and motivational leadership style with the ability to inspire high-performing teams.
