Job Summary and key responsibilities
Key Responsibilities:
Property & Estate Management
Manage a portfolio of residential blocks and developments
Conduct regular site inspections and produce written reports
Ensure communal areas are well maintained, clean, and safe.
Instruct, supervise, and monitor contractors and service providers
Oversee planned and reactive maintenance works
Resident & Client Relations Act as the main point of contact for leaseholders, residents, and freeholders
Respond to queries, complaints, and emergencies in a timely and professional manner
Organise and attend residents’ or AGM meetings when required. Build and maintain positive working relationships with stakeholders
Financial Management
Preparation and management of service charge budgets
Monitor expenditure and ensure value for money
Approve invoices in line with budgets and company procedures
Compliance & Health & Safety
Ensure compliance with lease terms, legislation, and industry regulations
Oversee health & safety requirements, including fire risk assessments and insurance
Ensure statutory inspections and certifications are completed on time
Report and manage risk issues appropriately
Administration & Reporting
Maintain accurate property records and documentation
Prepare reports for clients, residents, and senior management
Use property management software effectively
What are we looking for:
Essential:
Strong communication and organisational skills
Ability to work effectively as part of a team
Competent IT skills, including property management systems, email, and spreadsheets
Full UK driving licence
A proactive attitude with a strong desire to learn and progress within property management
Desirable:
Previous experience in residential block or property management ATPI or MTPI qualification (or working towards)
Working knowledge of service charges, leases, and relevant property legislation
